Act NOW …Buy Land now before the prices rise

Government support for self build homes is fuelling a demand for land.

In Europe over 50% of the houses built are self builds, whilst in the UK the percentage is only around 20%, giving plenty of room for expansion of this sector with the resulting pressure on land availability and prices.

Investors are now being encouraged to buy land speculating that this demand will result in increasing prices.

Chris Baguley, Director of specialist auction lender, Auction Finance says “ Investors inspired by self build and home design...

Today’s Mail On-Line (20 November 2011) features an article by Sean Poulter “Honey we shrunk the house”. The statistics it provides are surely encouragement for more people to become Self-Builders.
RICS Data
Based on a Royal Institution of Chartered Surveyors (RICS) study, these show, for example:-

The average British home has shrunk in size by 40 per cent in 80 years, condemning millions of families to Toytown estates.
New houses have fewer, less spacious rooms and lower ceilings, meaning an Englishman's home is now more like his rabbit hutch than his castle.
Large gardens have all but disappeared except in expensive properties.
In 1920, the average...

A village hall to be built in north Wiltshire has been changed from masonry to timber frame.
The Goss Croft Village Hall project was initially set to use blockwork rendered with a concrete tile roof but the cost of construction was far beyond the trustees’ fund-raising capability.
A statement on the reasons for this change from Goss Croft’s committee reads: “modern composite construction and manufacturing techniques calmed all our previous perceptions of wooden structures and offer many advantages over block including, surprising to some, lifespan.”
“The general consensus now is that we are looking at a better, more attractive hall, that we had...

With volume house builders, Persimmon, reporting that its half-year profits have risen by 52% before tax, it seems that the housing recovery is underway.
To Save Money ... Simply Self Build
If they can increase their profits and basic margin, then Self Builders can most certainly save even more money b y building their own home.
A Ratio of 1:4,439
You might only build one home in a year, while they buit 4,439 new in the last six months alone, but you can be more focussed and get the home you really want, rather than a mass produced "developer box".

According to the Home Builders Federation, Galiford Try and Persimmon have reporteed positive results and in an improving and stable housing market.
These trading statements to the City show sales up at both firms in recent months. This has to be a BIG pointer for Self Builders that things are hotting up and that - in a significantly undersupplied new homes market, prices will be rising before long
In Persimmon's view the market in the first half of the year was so "stable" that it opened 70 new sites, earmarking 70 more for the second half of 2011. Since they ahve been...

On 15th June the UK government published raft wording for its new “presumption in favour of sustainable development” approach to planning.
Under the presumption, proposals in line with local plans will be approved “without delay”, the Department for Communities and Local Government (DCLG) said. The presumption will also mean that:

Communities and councils will be obliged to keep up-to-date plans and to plan “positively” for sustainable development.
If councils do not have a current plan in place, decisions will be made according to national policy
Developers - including Self Builders - will have more certainty over what can be built and where, thus encouraging...

Fed up with small cramped garages that are difficult to get anything other than a small car into, home owners and self builders have suddenly started to find Grand Garages.
Designed initially for the large Van, or 4x4 vehcile owner, their modular flexibility and 7ft 3inch 'drive through' height is finding wider favour.
Not least is their ability to have one or more rooms in the roof. Initially for storage, if designed and engineered properly from the outset these can provide Granny Annexe's, Home Offices, Studio's, Games Rooms, or even the potential to convert to full size homes in future years.

So, egged on by the Chancellor of the Exchequer, other Ministries are to ‘work quickly’ in an effort to reform the planning system.
This is necessary in order to assist – or in many cases actually give effect to – the Chancellor’s ambitious proposals to return the National Economy to growth.
Planning Central
Recognising the planning system’s key role in enabling, if not securing, the concomitant sustainable development needed, they nevertheless recognise that delivering these reforms will take many months.
To address this they have produced specific steps they expect Planning Authorities to take to help secure this ‘return to...

FIT Complement

Despite – or perhaps because of - the brewing controversy over Feed-in-Tarrifs and Solar Milk Farms referred to in previous Blogs, a new Renewable heat Incentive has been created.
Intended to encourage home (self)builders and owners to use the new technologies that are being developed for renewable heat, this complements the electricity feed-in-tariff scheme.
DECC
The Department for Energy & Climate Change (DECC) who are responsible for this new incentive indicate that all forms of building will be eligible.
The technologies presently contemplated include biomass, heat pumps, and solar thermal. Community schemes that heat more than one house will...
